This is a wonderful place to live. I lived here from 1993 to 2005 but my life has changed and there is no point
in letting it sit vacant. At some point I plan on returning so I want it to be well taken care of.
It sits on 80 acres of land on a dead end road. Close to the highway and a casino. The land is set up for running cattle
and can be leased with the house. The only stipulation is that my horse stays on the land and you would need to make sure
he has water and food. That's mainly only an issue durring the winter as the land includes a large pond and an intermittent
stream. It is about 75% pasture and 25% woods. Lots of wild critters including deer, turkey, and quail. Hunting rights can
also be included. I even have a deer stand set up by the pond. As the tenant you would also be responsible for mowing around
all the buildings and any snow removal desired. The county does do a good job of snow removal up to the driveway. It is on
a gravel road but they are fairly well maintained.
There is also a barn and cabin on the land that will not be included in the lease. I suppose if I was offered enough
I could lease out the 27x56 concrete floored garage. It would make a very nice facility for a home based business. It
is set up with full utilities - 220v electric, water (well and rural), phone/data lines, septic. It has a car wash bay
and a 42' wide bi-fold door. I used to keep my airplane in there so there is also a runway on the land.
To the south of the 80 acres is a private lake. While the view of it is free you do need permission from one olf the
friendly residents in order to use it.
As for utilities - Rural water, LJEC Electric, propane, Sprint United telephone, and Waste Management trash. Sorry no
cable or DSL. Dish TV and Dish high speed internet is an option. Dial up internet is available through the school
for $70 / 6 months. There is a Sprint and Verizon signal but not Nextel - not sure about the others.
